Lincoln Heath Estate, Point Cook

The 60 ha Australand development, Lincoln Heath Estate, at Point Cook comprises 589 standard lots, 57 terrace lots and 4 medium density sites for a further 130 detached and semi detached dwellings.  

There is a further 50 ha parcel to the south of the normal residential development which is currently zoned for rural living allotments.

The normal residential portion of the development falls to Melbourne Water's Cheetham Creek which discharges into the Sanctuary Lakes development.  Problems with water quality in the lakes resulted in Melbourne Water changing the drainage scheme such that a 1.2 ha wetland was required as part of the Lincoln Heath development.

To avoid losing prime land for the wetland, Water Sensitive Urban Design techniques such as a split clean water pipe system, rocky swales, grassed verges and bio-retention cells were adopted to meet the required water quality standards of best practice.  This resulted in the final wetland being only 0.35 ha in size at the top water level.  The wetland also acts as a retarding basin and limits the 100 year storm inflows to five year outflows, thereby reducing the overland flows along Point Cook Road.

The resulting water sensitive urban design treatments have been integrated into the road reserves and public open spaces within the development to provide an attractive landscape for the future residents.

The extremely flat nature of the site required special consideration to be given to overland flow paths within the estate.  The overland flow paths were modelled using HEC RAS to determine the top flood level.  Allotment levels were set at 300mm above the top water level.


Traffic management measures have been adopted throughout the estate to slow down the traffic. Bicycle paths have been engineered to divert around speed humps to provide safe passage for cyclists.
